PMS: Perfectly Mediocre Software: Because management shouldn't be easy!
OK: this is a controversial statement, but managers are jugglers and cannot afford to drop the ball at any point, so tech, support, and costs are hugely important.
I am asked at each conference and online the same question: “I need to change my PMS, which is the best?” it’s also why I created an advisory document for pre-PMS adoption.
At Scale, I will be digging into why these problems occur, the challenges ahead, the solutions, and whether PMS systems have your business success at its core or just their own.

The (Vacation) Data Revolution
We are living in a globally connected world, where millions of data points are available to every consumer and every company. The vacation rental industry is not immune to this influx of data and when used correctly, this growing amount of data can be prescriptive, actionable and impactful.
In this session, you will learn best practices to collect and automate data that helps you: understand and take action on the types of listings consumers are searching for in your market, leverage that data to create a unique listing and a unique experience, assess trends both in your market as well as markets where you may be considering future investments.

VAT collection in the EU and the pending implications for STR operators
Last year, the European Commission published a proposal for the “VAT in the Digital Age”(ViDA), which aims to simplify taxation rules adapted to the digital age, fight tax fraud and benefit businesses. While the Commission’s proposal for a real-time digital reporting for VAT purposes through e-invoicing will help Member States step up the fight against VAT fraud, and that a single EU-wide VAT registration will simplify VAT obligations to businesses selling to consumers in another Member State, there are several concerns on the deemed supplier (DS) regime in the proposal, particularly regarding the short-term rental (STR) accommodation services facilitated via online STR platforms.
Viktorija Molnar, Interim Secretary General of the European Holiday Home Association, will summarize what this new proposal means.

Let the Data Inform your Strategy
There is an abundance of data available tracking all aspects of short term rental performance. The data provides insights into broad overall trends across the entire industry as well as detailed data-point on specific properties or portfolios, and everything in between. With the increased prevalence of data, there’s an increasing expectation that the data will drive our decisions by telling us the ‘right’ answer. However, more data does not necessarily equate to better decisions, and sometimes too much data can confuse and can lead to decisions that don’t align with your end goals.
In this panel discussion moderated by John An, data experts Jamie Lane from AirDNA and Sally Henry from Key Data Dashboard share their perspective on data in the short term rental industry, and more importantly, how property managers can filter through the data to inform better decisions that more closely aligns to their business goals.

Navigating Through the STR Tech Fragmentation
The highly entrepreneurial short-term rental industry is vibrant with LOTS of software and technology tools to address a wide array of issues and pain-points facing operators. But often these tools do work integrate nicely with one another, there are many different solutions that solve for the same pain-point, and because every operator has their own unique needs, a tool that is great for one operator may be terrible for another. While technology should simplify, the fragmentation often creates more complexities and problems.
In this presentation, we will provide an overview of the current state of hospitality technology, the challenges faced by businesses in integrating different systems, and the impact of the fragmentation on guest experience and profitability. We will also propose potential solutions to the fragmentation problem, and how operators can effectively navigate the current fragmented landscape to help simplify their business.

Diversity in Leadership, discussions and actions around the gender gap, diversity, anti-bias, ally ship, culture and recruitment
The lack of diversity in leadership positions remains a significant challenge for organizations, with women and people of color being underrepresented. To address this issue, organizations need to have frank discussions about the gender gap and the barriers preventing women from advancing to leadership positions.
Anti-bias training is another essential step to create a more inclusive workplace and remove some of the barriers that prevent women from advancing.
Creating a culture of allyship and examining recruitment processes to ensure that diverse candidates are attracted and hired are other critical steps. By taking these actions, organizations can create a more equitable and successful workplace
